Modern Image Painting paints homes and businesses across western Delaware County, Pennsylvania: Chadds Ford, Glen Mills, Garnet Valley, Concord, Media and the river towns along Route 13. We work the western half of it. Chadds Ford and the Brandywine valley are stone and stucco, some of it three hundred years old. Glen Mills, Garnet Valley and Concord Township are the opposite: large houses built from the 1990s onward with two-story entries, tall stairwells and trim packages that take longer than the walls. Down along Route 13 the river towns of Marcus Hook, Linwood, Trainer and the Chichesters are early twentieth century twins and rowhomes on tight lots. Media, Swarthmore and Wallingford sit under mature tree cover with older detached housing and deep porches.

What we see on houses in Delaware County, PA

  • Three-hundred-year-old stone in the Brandywine valley

    Chadds Ford and the western edge of Concord carry some of the oldest housing in the region. Historic stone and lime-era mortar need coatings that let the wall dry outward. Sealing them tight is the single most common way these buildings get damaged by well-meant paintwork.

  • Two-story foyers and stairwells in the newer townships

    Glen Mills, Garnet Valley and Concord are full of houses with entries that run the full height of the building. Cutting in clean at that height is a staging problem before it is a painting problem, and it is the part that most often gets underquoted.

  • Large stucco elevations from the 1990s and 2000s

    A lot of the newer building in this part of Delco used stucco across big uninterrupted elevations. Before anything is coated, the substrate gets looked at properly, because paint over a wall with a moisture problem hides it rather than fixing it.

  • Tight-lot twins and rowhomes along the river

    Marcus Hook, Linwood, Trainer and the Chichesters are attached early twentieth century housing on narrow lots close to heavy industry. Airborne grime builds up on the facades, and it comes off before painting rather than getting sealed under a new coat.

  • Mature tree canopy in the older boroughs

    Media, Swarthmore, Wallingford and Rose Valley sit under full-grown trees. Elevations that never see direct sun grow moss and algae and stay wet for days after rain, which is why exterior work here almost always starts with a proper wash.

  • Additions and renovation drywall

    The larger properties around Glen Mills and Concord generate a steady run of additions, bonus rooms and finished basements. That is new board to hang, tape and finish before a single wall gets painted, and it is a different trade from patching an existing room.
