How it runs

We work out where painting sits in the schedule and what has to be finished before we can start.
Prime
New board and new trim get primed before any finish coat goes near them.
Finish coats
Walls, ceilings and trim, in the order that suits the rest of the build.
Come back for touch-up
Other trades mark new paint. We plan a touch-up pass rather than pretending they will not.
Where painting sits in the build
On a new build the painting date is not really a date. It is a position in a sequence, and it moves when the trades in front of it move. Knowing that in advance is most of what makes a paint crew easy to schedule.
After the board is finished
Walls and ceilings have to be hung, taped, sanded and cleaned down before primer is worth putting on. Priming over sanding dust is work that has to be done twice.
Trim in, then finished
Casings, baseboards, doors and stair parts go in and then get their coats. Getting the walls and trim done before flooring goes down saves masking, saves the floor, and saves an argument later.
Around the trades behind us
Electrical, plumbing and HVAC trim out after paint on most schedules, and every one of those visits marks a wall. That is normal and it is planned for rather than complained about.
The touch up pass is part of the job
We come back at the end rather than pretending new paint will be untouched on handover day. It is quoted as part of the work, not raised afterwards.
Whole house or unit by unit
On a phased build we work a unit at a time so the sequence keeps moving instead of waiting for the whole floor to be ready.
What we need on site
A new build is not a finished house and it does not behave like one. Four things make the difference between a clean paint week and a slow one.
Heat and air movement
Coatings need the space above a working temperature and they need air moving through it. On a build in January neither is a given, and it changes what can honestly be done that week.
Working light
Site light is not daylight. A wall that looks covered under a string light does not always look covered the next morning, so we bring light rather than trust what is hanging there.
A room that is ours for the day
We work faster and cleaner in a space the other trades are out of. An empty room on Thursday is worth more to the schedule than a shared room on Tuesday.
Protection for what is already in
Where floors, stairs, windows or fittings are already installed they get covered before anything is opened. New work is easier to protect than to clean.
Common questions
When should a painter be booked on a build?
As soon as the drywall date is real. Painting sits between the board being finished and the trades that trim out behind it, so the conversation worth having is with whoever is holding the schedule.
Do you work for builders, or only homeowners?
Both. Builders, general contractors and homeowners running their own build. The work is the same and what changes is who holds the schedule and who we report progress to.
Is the touch up pass included?
It is planned in rather than raised afterwards. Other trades mark new paint on every build, so a touch up visit at the end is quoted as part of the work.
Can you work a unit at a time?
Yes. On a phased build we take a unit at a time so the sequence keeps moving instead of everything waiting for a whole floor to be ready.
Can you use low-VOC or zero-VOC paint on a build?
Yes, both are options. It is worth saying early, so it is specified and ordered along with everything else rather than swapped in at the end.
Where the new building is
Most of the new housing in the county sits below the canal. Middletown has grown faster than anywhere else in New Castle County and very little of it has been painted twice yet, with Bear and Glasgow filling in the Route 40 and Route 7 corridors behind it.
In Pennsylvania the growth is in the townships. New Garden and London Grove have taken new development in defined pockets alongside the farms, and Concord Township and Garnet Valley went from crossroads to corridor inside thirty years.
