The building stock here is older and harder than most of Delaware. The Brandywine valley is stone: eighteenth and nineteenth century farmhouses, some left bare, many parged and painted or finished in stucco. The boroughs are Victorian, which means painted woodwork, porch columns, brackets and cornices that take real preparation rather than a spray gun. Around Kennett Square, Avondale and Toughkenamon the mushroom industry puts working outbuildings on the landscape alongside the houses. Out toward Landenberg and London Britain the lots are wooded and the north elevations stay damp.

What we see on houses in Chester County

  • Old stone and lime-era masonry in the Brandywine valley

    A stone farmhouse finished in stucco or painted parging behaves nothing like a modern wall. Trapping moisture inside old masonry does more damage than leaving it bare, so the coating gets chosen for the wall rather than for the color card.

  • Painted woodwork on borough Victorians

    Kennett Square and West Chester are full of porches, columns, brackets, cornices and window casings with a century of paint on them. The work is in the scraping, sanding and priming. Anyone quoting one of these on square footage alone has not looked at the porch.

  • Pre-1978 paint layers

    A lot of this housing predates the 1978 lead paint ban, so disturbing old coatings is handled with proper containment and cleanup rather than a sander and an open window.

    New Garden, London Grove and the edges of Kennett Township carry vinyl and fiber cement from the last thirty years. The siding usually holds up. The painted trim, shutters and garage doors around it are what fail, and they are what most owners actually want done.
